Built for Business: The CTPark Network

The success of the CTPark Network has made CTP the market leader in the Czech Republic for many years. Through a combination of organic growth and strategic acquisitions, CTP expanded its flagship operation to over 2.5 million m2 and confirmed the CTPark Network as a key industrial business partner in central Europe.

As the largest integrated system of business parks in the CEE region, the CTPark Network provides investors A-class business properties in proven, strategic locations in the heart of Europe. To best accommodate a wide variety of business needs, CTP has developed five specialised property types within the CTPark Network —CTBox, CTFlex, CTSpace, CTFit and CTOffice—which provide the exact operational platform to meet a diverse range of activities at one site, including high-tech manufacturing, R&D, large-scale distribution, supply-chain and customer-service centres, as well as smaller-scale and first-step operations. The ability to custom-build new facilities, or to custom-fit an existing building to new purposes, is a major benefit. CTBox 450 – 800 m2

CTBox facilities are specifically designed to support smaller-scale and location-specific operations and feature the three-in-one functionality of shop floor, warehousing and office facilities under one roof. This flexibility is ideal for light manufacturing, wholesale and retail operations, service and customer support centres, and local and lastmile e-commerce warehousing and distribution centres. CTBox units are available at select CTPark locations, particularly at locations near city centres. Additionally, CTBox units are available as part of the unique office and mixed-used development at Ponávka (formerly CTZone) in Brno.

CTFlex 1,150 – 3,000 m2

CTFlex buildings are medium-scale, multipurpose facilities pre-built throughout the CTPark Network to support diverse business activities, including high-tech manufacturing, logistics and R&D. Flexible building design and partition walls enable tenants to locate multiple operations, including manufacturing, storage, lab and office functions in one efficient unit. CTP maintains an appropriate level of available stock in strategic locations to meet the needs of clients seeking rapid expansion. CTFlex buildings are often used by manufacturers as a first-step solution when entering a new market. CTP can custom-fit and improve CTFlex facilities for new tenants, thus maximising asset value.

CTSpace 3,000 – 20,000 m2

CTP builds and maintains high-quality, modern warehouses to accommodate the storage, distribution and supply-chain needs of global business. We ensure that an appropriate level of pre-built CTSpace stock is available in strategic locations to accommodate clients that require immediate market entry. We often deliver purpose-designed automated warehousing systems as part of CTSpace facilities to support our clients’ increasingly sophisticated operations. CTSpace facilities are available throughout the CTPark Network and are concentrated in geographic areas that best support cross-border business.

CTOffice buildings are modern, A-class and costeffective; and designed to support a range of activities including R&D labs, call centres, or as the administrative headquarters for industrial operations. CTOffices are built to the same high standards as CTP’s stand-alone office park developments and include on-site amenities and landscaped gardens. Pre-built at select locations within the CTPark Network, CTP can create a custom office centre to client requiremnts. Each CTOffice layout can be customised to meet specific operational needs.
