JLL´s Property Management team supported and coordinated the certification
Nile House, part of the office project River City Prague in Prague 8 – Karlín owned by CA Immo, has received the first Platinum “LEED for Existing Building: Operation and Maintenance” certification in the Czech Republic. JLL´s Property Management team provided all the necessary support, managed the materials for this certification and coordinated the process.
In the certification process, JLL acts as a coordinator of all participating parties, i.e. the owner, facility manager and consultancy company. In cooperation with the consultancy company, which manages the whole process, JLL coordinates all the supplied materials and documents for the certification authority, as well as all of the external vendors and tenants of the certified buildings. At the same time, JLL as the property manager of the building coordinates all of the specific actions such as energy systems audit, cleaning audit, waste management audit and various questionnaires and polls. Last but not least, JLL ensures that all of the technical and operational documentation is supplied in a proper and timely manner.
Emmanuel Gluntz, Head of Property and Asset Management for Central Europe at JLL, says: “By achieving LEED EBOM Platinum certification for one of their trophy assets - Nile House, CA Immo demonstrates to its tenants, business partners, shareholders and the industry community their commitment to improving the sustainability performance of their properties. We are extremely happy and proud to be the property manager of Nile House and this certification sets the stage for us to continue with our sustainability goals and managing the properties of our clients to the highest standard of excellence through both our daily operations and green initiatives, with a focus on the recycling program, energy and water management”.
About Nile House
Nile House was built in 2005 as the second building of the River City Prague project after Danube House. With seven floors above ground and two levels of garaged parking and services below, Nile House comprises 17,650 sqm of net office space and a further 1,700 sqm of cafés, restaurants and retail. Key tenants include: Deloitte, Procter&Gamble, Ford Motor Company, British American Tobacco and eBay.
The building is easily recognizable for its outstanding design and architecture. The outside cladding of greenish gray granite and the beautiful hi-tech glass atrium, full of natural light, form the major highlights. The atrium is double glazed for heat retention and soundproofing. It houses live vegetation, including life-sized trees. When it comes to operational systems and materials used, the main focus was on sustainability.
