Berounská Brána Residential Development - Phase 1 complete

The 1st phase of the transformation of this former barracks site near the centre of Beroun has been completed. IBA are the architects for this 5-hectare development.

The monochrome design, inspired by the geological strata found in local stone quarries is intentionally restrained and understated in contrast to recent design trends for more overtly expressive apartment buildings.

As sales prices in provincial towns are lower than in the capital, a key challenge was to keep construction costs as low as possible. This was achieved by keeping construction methods simple and by designing out any need for complicated detailing.

When complete the project will provide over 24 000m2 of residential accommodation including 10 apartment buildings located around the edge of the site enclosing a more private and ‘protected’ central zone of terraced and semi-detached family houses.

IBA developed the master plan, all design, permitting, and tender documentation for the project which will include a variety of residential units designed in response to the existing urban context and to the sloping south-facing morphology of the site.

The developer is Crestyl and works on site commenced in the summer of 2017 and are due for completion in the summer of 2020.
